Our engagement began with the reimagining of the property’s existing site plan, unit mix, and building design to identify avenues that would help maximize The Big Key Group’s real estate investment. The project’s aesthetic narrative results from an exacting competitor and target demographic survey that provided a strategic framework for design decision-making. Our concept also integrates Marriott direction and standards into architectural solutions that showcase the brand promise of a global hotelier and enhance the project’s market appeal. Constraints such as retention pond requirements, parking limitations, and a city-mandated street-facing presence posed challenges that our team addressed through strategic massing and facade articulation.

The program features condominiums ranging from studios to three-bedroom residences, each complete with a full kitchen and in-unit laundry. A third of the residences also include furnished children’s dens. OTJ partnered with the client’s team to optimize layouts and standardize those design elements common to all units to better manage construction costs. Amenities include a distinctively shaped pool deck with zones designated for families and adults, rentable cabanas, a retro-style food truck, full-service restaurant, grab-and-go café, outdoor bar, and expansive 24-hour fitness center, as well as event lawns with fire pits and pet-friendly areas.

In turn, the design concept, expressed from base building elements through to landscaping, amenities, and interiors, juxtaposes contemporary Mediterranean influences such as green stucco and glazed tiles against authentically Floridian gestures such as a citrus-inspired palette. Here, color and materiality converge with architectural precision in a radiant retreat that invites residents and guests to connect around shared experiences.
