2100 L Street

As part of the redevelopment of a high-visibility parcel in Washington’s Central Business District, clients Akridge, COPT, and the Argos Group commissioned our team to design a 190,000 square foot trophy office building sure to redefine the character of this rapidly evolving neighborhood.


The 110-foot tall modernist structure, anchored by a grand two-story lobby as well as 8,000 square feet of prime retail space, features floor-to-ceiling glass and 20,000 square foot floor plates designed to maximize efficiency, flexibility, and address the varying floorplan configuration requirements of a myriad of tenant types.

2100 L Street offers tenants a superlative array of amenities such as a spa-quality fitness facility, landscaped rooftop terrace, tenant lounge, and penthouse conference center with panoramic views of the city’s skyline. While complete with below grade parking, the property’s location also supports the capital’s evolution towards a new urbanism paradigm by providing rapid access to four metro stations.

Aesthetically, 2100 L Street is veiled in an abstract metal mesh inspired by the leaf of the ginkgo tree. Designed in close collaboration with artist Jan Hendricks, this organic structure envelops three of the building’s five facades and speaks to the relationship between art and architecture within the built fabric of the city. In addition, 2100 L Street derives 35% of its energy from renewable sources and will seek LEED Certification at the Gold Level. The project has undergone reviews from the HPRB, the Advisory Neighborhood Commission, the DC Preservation League, the Historic Preservation Office, and the DC Office of Planning to ensure that it remains sensitive to its architectural context and is cohesive with the adjacent historic Stevens School.
